This mortgage calculator will give you the answers to your home financing questions whether you are intending to purchase a home, or renew your mortgage, or refinance your property.

I have an insider’s knowledge (the pun is intended) — because of my ten years as a home inspector. I personally inspected 3,600 properties in Ottawa – my company inspected over 10,000.

 When you and I sit down to discuss buying or selling a property I’ll add you to a search engine that identifies homes you believe are the right style in the neighbourhoods you favour;  I spend hours online each week researching potential properties for my clients.

I’ll give you complete information about the history of each property — when it was built, each time it was sold and at what price.

I’ll schedule an appointment for us to tour each interesting home that is fairly priced for the neighbourhood.  Together we’ll examine the pros and cons of your options. I bring an objective voice to a very subjective situation.

We’ll settle on an appropriate price for a property and I’ll present your offer to the seller’s agent. Then I will negotiate on your behalf in accordance with our agreed strategy.

Throughout the process of buying and selling homes, which I’ve done hundreds of times,  I work with reliable mortgage brokers, real estate lawyers, home inspectors, movers, and more, to help expedite each step of the process and move you to a successful purchase or sale all the faster.

We have to price it right. Not so high that buyers will dismiss it but not so low that you risk leaving money on the table. A comparative market analysis will help.

I have access to recent market data. Add that to my local market knowledge and I will build a list of comparable homes. We’ll look at homes currently on the market. To them we’ll add recent sales of homes that are similar to yours. And we’ll add homes that were taken off the market for whatever reason.

The comparison of your home with others should include not only the size and the number of bedrooms and baths, but also the condition of your home, the neighborhood and the proximity to amenities.

Market knowledge makes the difference between the properly priced home that sells and the home that lingers on the market for months.
